Overview
Parian Capital Corporation was formed by Mr. Ronald N. Stern and Mr. Jim
Rattenbury in 1993 to invest in real estate investment opportunities in North
America. Many savings and loan institutions and commercial banks had reduced
real estate lending in response to regulatory pressures and more conservative
lending policies. Parian Capital began to provide private capital to
experienced development managers with demonstrated track records and strong
construction management experience.
To accommodate individual investors, Parian Capital established Parian real
estate limited partnerships ("Limited Partnerships"). Parian Capital has
developed long-standing relationships with a network of limited partner
investors, pension fund managers, and high net worth individuals. Of the more
than 100 investors in Parian Limited Partnerships, over 70% have been repeat
investors in a number of the projects. Parian Capital, through an affiliate,
has committed a significant portion of the capital to each Limited Partnership
to align its interests with each investor group.
Through its wholly owned subsidiaries, Parian Investments and Parian Management
Ltd., Parian Capital has established and managed over 20 Limited Partnerships.
Every Limited Partnership launched prior to 2006 has been profitable and has
provided investors collective returns in excess of 25% per annum. The market
value of the real estate assets developed in these Limited Partnerships exceeds
$1.3 billion. Limited Partnerships initiated in 2006 and thereafter have not
yet completed their investment cycle, although they have obviously been
affected by the downturn in US real estate markets.
Mr. Rattenbury passed away in 2008. The business continues to be carried on
through the resources of the Stern Partners organization.
